Short-let regulation in Madrid: what changes with Decree 27/2026

And the flat, in order.

The Madrid region approved Decree 27/2026 of 25 March, published in the regional gazette on 6 April 2026 and in force since 26 April. It amends Decree 79/2014 and tightens the requirements for short-let flats: among other things it introduces the CIVUT identification code and requires the express agreement of the building's owners association.

When does Decree 27/2026 apply?

It was published in the Madrid regional gazette on 6 April 2026 and has been in force since 26 April 2026. It amends Decree 79/2014, which regulated short-let flats and tourist apartments in the Madrid region.

What does your inspection actually cover?

We walk the flat, photograph the state of the equipment and installations, and hand over a report listing what is fine and what needs correcting, with a quote for the work. It does not replace legal advice and we do not process licences.

How much is it?

€75 per flat. Any work arising is quoted separately, or covered by the monthly flat rate if you have one.

Do you work with managers running many flats?

Yes. That is the usual case: we plan a route across blocks of flats and you get the reports grouped together.
