A leak is the breakdown that blocks the most arrivals: it stains ceilings, reaches the flat below and often forces the water to be shut off. We take leak jobs inside the M-30 within the check-out window and close with a before and after photo report.

How to spot it
  • Water dripping into the flat below or a damp patch that keeps growing.
  • The meter keeps turning with every tap closed.
  • You can hear water running inside a wall or ceiling void.
  • A puddle under the sink, the basin or the washing machine.
  • Pressure drops suddenly across the whole flat.
What we do
  • Shut off the mains or the affected stopcock.
  • Trace the leak in taps, traps, flexible hoses, cistern or waste pipe.
  • Replace hoses, seals, traps, cistern mechanisms and taps.
  • Repair or replace exposed pipework where the installation allows.
  • Dry the area, reseal and check the repair before closing.
What to do until we arrive
  • Close the bathroom or kitchen stopcock; if you cannot find it, close the mains.
  • Tell the building manager or the neighbour below if water is coming through.
  • Move linen and towels away from the wet area.
  • Send us a photo of the drip and of the stopcock cupboard.

Frequently asked questions
Can you come the same day?
Yes. Inside the M-30 we answer urgent jobs in under four hours, and we prioritise the ones falling between the 11:00 check-out and the 15:00 check-in.
Do you find leaks inside walls?
We trace and repair the leak where it is accessible: taps, hoses, traps, cisterns and exposed pipe runs. If it is buried in the structure and needs opening up, we say so in the photo report so you decide before anything is broken.
Who buys the materials?
We buy them and bill them separately at cost, with the receipt attached to the report. If you prefer to supply them yourself, that works too.
