Air conditioning
Air conditioning not cooling in a Madrid flat
In July, that is a cancellation.
In Madrid, a split unit that will not cool in summer is a straight refund request. We check filters, drains, remotes and settings, and document with photos when the unit needs a certified refrigeration engineer.

What usually happens
- It blows but does not cool: clogged filters or the wrong mode.
- Water dripping onto the wall or floor from a blocked drain.
- A damp smell on start-up from a dirty coil.
- The remote does not respond or a timer switches it off.
- The outdoor unit rattles or vibrates against the facade.
What we do
- Clean and replace filters.
- Clear and clean the condensate drain.
- Clean the indoor unit and check the accessible outdoor unit.
- Set remote, timer and modes, and leave a guest instruction card.
- Photo diagnosis and referral to a refrigeration engineer if gas or the compressor is the issue.
What to do until we arrive
- Check it is in cooling mode, not fan or dehumidify.
- Set it to 22-23 degrees and close windows and blinds.
- Switch it off if it is dripping onto furniture or a socket.
- Send a photo of the remote screen and of the indoor unit.

Frequently asked questions
- Do you recharge refrigerant?
- No. Handling fluorinated gases requires a specific certificate. We clean, clear the drain, diagnose and tell you with photos if an engineer is needed, without charging you for a wasted visit.
- Do you service units before the summer?
- Yes. The quarterly preventive check at €45 per flat covers filters and drains among its twenty control points.
- Can you leave guest instructions?
- Yes. We leave a short card next to the remote in Spanish and English, which prevents half the calls.
