How to outsource handyman and home assistance services

It explains the usual outsourcing models, the requirements worth demanding from a repairer and how to compare proposals before signing.

Outsourcing models

Per job (price per service)

Each assistance is paid at a fixed rate. It is the simplest model and the best fit for variable volumes. Agree in advance the price of the visit, the additional hour and the materials criterion.

Agreed schedule of rates

The insurer defines a schedule by type of work and the supplier accepts it. It gives cost predictability but requires a detailed catalogue of items and a clear procedure for anything outside it.

Retainer per portfolio

A monthly fee covers a number of jobs across a portfolio of homes. It fits managed property portfolios and assistance products with recurring use.

Mixed network

An in-house network handles the bulk of the volume while local suppliers cover emergencies, specific areas or specific trades. It is the most common model when response time is critical.

What to always require

Valid public liability insurance, tax and employment registration, a response-time protocol, a mandatory photo report, a written estimate above a threshold and an invoice referencing the file. We do not claim signed agreements with every company. What is a reasonable handyman rate in Madrid?
Scheduled visit: €65 including the first hour. Urgent call-out: €85. Additional hour: €45. Materials at cost plus 15%, with the supplier invoice. Prices exclude VAT. No call-out charge inside the M-30, €20 up to the M-40.
How do you control the quality of an external supplier?
With a mandatory photo report, times measured from assignment to arrival, a first-visit resolution rate and a periodic review of reopened files.
Can you work within an existing schedule of rates?
Yes, if the schedule covers the real items of the work. We review your catalogue and tell you which items fit and which need a separate estimate.
Do you work with every insurer?
