A flat with no hot water is a near-certain cancellation. Replacing an electric water heater is a half-day job when the bracket and connections are sound. These are our Madrid rates.

- Repair or replace the heater?
- It depends on age and tank condition. An element or anode is repaired; a leaking tank is replaced. We tell you with photos.
- Do you buy the unit?
- Yes, billed at cost with the supplier invoice. We can also fit one you buy.
- Can it be done the same day?
- If the model is in stock, yes. If not, we leave the flat safe and return with the unit.
