Air-conditioning maintenance for high-occupancy homes: clean splits and ducts, clear drains and correctly programmed thermostats, so no guest ever walks into a 30-degree flat.
What is included
- Cleaning and disinfecting filters, fan and coil on the indoor unit.
- Checking and clearing condensate drains and pumps.
- Checking working pressures and temperatures; diagnosing low refrigerant.
- Thermostats and controllers: programming, sensors and calibration.
- Grilles and ducts: accessible cleaning and airflow balancing.
- Refrigerant recharges coordinated with a certified engineer.
Materials and equipment
- Approved bactericidal products for air-conditioning equipment.
- Condensate pumps, drain pipe and anti-odour traps.
- Original manufacturer filters and consumables (Daikin, Mitsubishi, LG, Samsung).
- Floor and furniture protection under the unit during cleaning.
- Split unit service: 1-1.5 hours.
- Clearing a dripping drain: 1-2 hours.
- Diagnosing poor cooling: 1-2 hours.
- Ducted system service: 2-3 hours.

Indicative prices, VAT not included, first hour of labour included. Additional hour €45. Materials at cost + 15% with the supplier invoice. No call-out charge inside the M-30; €20 up to the M-40. The final price is confirmed in writing before we start.
Refrigerant handling is carried out by a certified engineer we coordinate. We do not install new systems as building work or manage façade permits.
