Maintenance plumbing in an occupied home: hidden leaks, blockages, cisterns, pressure sets and water treatment equipment, with particular care around wood floors, marble and suspended ceilings.
What is included
- Leak tracing by visual inspection, damp readings and pressure testing.
- Clearing waste pipes, toilets and gully traps with machine and rod.
- Cisterns: valves, floats, seals and dual-flush adjustment.
- Electric water heaters: element, magnesium anode, thermostat and limescale flush.
- Pressure sets and reducers: pressure setting and air purging.
- Softeners and reverse osmosis: service, salt, filters and sanitising.
Materials and equipment
- First-brand brass, multilayer and PPR with certified press fittings.
- Roca, Geberit, Duravit and equivalent cistern mechanisms.
- Original elements, anodes and thermostats for the installed heater.
- Original replacement filters and consumables for osmosis and softening.
- Standard unblocking: 1-2 hours.
- Cistern repair: 45-90 minutes.
- Leak tracing: 1-3 hours depending on access.
- Electric water heater replacement: 2-3 hours.

Indicative prices, VAT not included, first hour of labour included. Additional hour €45. Materials at cost + 15% with the supplier invoice. No call-out charge inside the M-30; €20 up to the M-40. The final price is confirmed in writing before we start.
We do not replace communal soil stacks or renew a flat's entire installation. Leaks affecting communal areas are coordinated with the building administrator.
