What is included
- Jammed locks, broken keys and opening without damaging the door where possible.
- Active leaks: shut-off, containment and temporary or final repair.
- No hot water and blocked boilers or water heaters.
- Power cuts inside the home and breakers that will not reset.
- Collapsed or jammed blinds that prevent securing the property.
- Access coordinated with the concierge, property manager or guest.
Materials and equipment
- Van stocked with common spares: cylinders, valves, hoses, seals and switchgear.
- Immediate containment materials for leaks and water ingress.
- Certified replacement security cylinders.
- Floor protection and a clean work area before we leave.
- Confirmed response within four hours inside the M-30.
- Opening and cylinder replacement: 45-90 minutes.
- Leak containment: 1-2 hours.
- Final repair: same visit when the part is in stock; otherwise within 24-48 hours.

Indicative prices, VAT not included, first hour of labour included. Additional hour €45. Materials at cost + 15% with the supplier invoice. No call-out charge inside the M-30; €20 up to the M-40. The final price is confirmed in writing before we start.
The four hours are the response and scheduling window, not a guarantee of a final repair for every fault. If we cannot fit the job into the critical window, we say so before accepting it.
